HIGH FALLS | Lyons Falls | 12 Apartments | 1 Bedroom Units
High Falls Apartments, located on Cherry Street in Lyons Falls, is a secure twelve-unit complex built in 1987 with funding from the Farmers Home Administration (now Rural Development). Owned by the Lyons Falls Housing Development Fund Company, this facility offers rental subsidies. Each one-bedroom unit features kitchen appliances, carpeting, and gas heat, with water, sewer, off-street parking, a large yard, groundskeeping, and snow removal included. On-site amenities include a laundry room, lounge, and community room. Tenants are responsible for electric costs and must provide a security deposit equivalent to one month’s basic rent.Eligibility: Maximum income of 80% of the Area Median Income.
Rent: Tenants pay 30% of their gross monthly income for rent and utilities.
WHITTON PLACE | Port Leyden | 12 Apartments | 1 Bedroom Units
Whitton Place, situated on East Main Street in Port Leyden, is a twelve-unit complex established in 1987 with a loan from Farmers Home Administration (now Rural Development). Owned by the South Lewis Housing Development Fund Company, it provides rental subsidies. Valley View Courts, located on River Street in the Village of Lowville, is a secure eighty-unit complex owned by the Village of Lowville Housing Authority, which provides rental subsidies. Each one-bedroom unit features kitchen appliances, carpeting, water, sewer, off-street parking, a large yard, groundskeeping, and snow removal. On-site amenities include a laundry room, lounge, and community room. Tenants are responsible for utilities and must provide a security deposit equivalent to one month’s rent. Eligibility: Maximum income of 80% of the Area Median Income. Rent: Tenants pay 30% of their gross monthly income for rent and utilities.Smoking Policy
Smoking is prohibited in all enclosed areas of High Falls, Whitton Place, McNeil Park Apartments, Valley View, and Steeple View Courts, including the Community room, common areas, individual apartments, hallways, restrooms, and within 25 feet of any entrance, exit, open window, or air intake of the building. This policy applies to all residents, guests, workers, and employees. Violations will result in a lease violation and possible termination of tenancy in accordance with lease provisions.Application Process

- How? Fill out demographic information, contact information and answer questions about the service you are looking for.
- Why? Completing STEP 1 will allow you to prequalify for services without having to supply all of the verification documents, will secure your place on our waitlist based on the date you submit the information and allow you to ask any specific questions you have regarding services you are applying for.

Step 2: Complete Full Application and Supply Verification Documents
- How? Fill out all information, sign all required documents and consent forms, return all required documents. Verifying documents are required by funding source.
- Why? Completing STEP 2 will allow staff to verify your eligibility for services.
