SBHCI manages thirteen properties, a total of 169 apartments, that located on scattered sights throughout the County.

Five of the properties managed serve senior citizens and adults who have been diagnosed with a disability. In order to meet the special needs of the population that occupies these apartments, SBHCI has developed several professional service agreements with community agencies who can provide meal site locations, supportive/educational group meetings (Healthy Living Workshop, Group Leader Development, Benefit Review) and health related gatherings (on site COVID testing, on site COVID vaccines). Providing services on site allows residents who may not be able to travel access to additional, critical supports without leaving the property.

This twelve-unit secure complex located on Cherry Street in Lyons Falls was built in 1987 with a loan from Farmers Home Administration (now Rural Development). The Lyons Falls Housing Development Fund Company owns the facility and rental subsidies are provided. Tenants pay 30% of their income for rent and utilities. The units have one bedroom and include kitchen appliances, carpeting, gas heat, water, sewer, off-street parking, large yard with grounds keeping, and snow removal. A laundry room, lounge, and community room are available on-site. Tenants must be income-eligible and be over 62 years old or be handicapped or disabled of any age. Whitton Place Apartments

The South Lewis Housing Development Fund Company owns the facility and rental subsidies are provided. Tenants pay 30% of their income for rent and utilities. The units are one bedroom and include kitchen appliances, carpeting, water, sewer, oil heat, off-street parking, large yard with grounds keeping, and snow removal. A laundry room, lounge, and community room are available on-site. Tenants must be income eligible and be over 62 years old or be handicapped or disabled of any age. McNeil Park Apartments

This fifteen-unit complex located on Stoddard St. in Copenhagen is now being managed by Snow Belt Housing Company, Inc. Copenhagen Happy Achers Housing Fund owns the facility and rental subsidies are provided by the NYS Rural Rental Assistance Program. Tenants pay 30% of their income for rent and utilities. The units are one bedroom and include kitchen appliances, carpeting, water, sewer, off-street parking, large yard with grounds keeping, and snow removal. A laundry room, lounge, and community room are available on-site. Tenants must be income eligible and be over 62 years old or be handicapped or disabled of any age. This twenty-unit complex located on George Street in Croghan is now being managed by Snow Belt Housing Company, Inc. The Croghan Housing Development Fund Company owns the facility and rental subsidies are provided. Tenants pay 30% of their income for rent and utilities. The units are one bedroom and include kitchen appliances, carpeting, water, sewer, off-street parking, large yard with grounds keeping, and snow removal. A laundry room, lounge and community room are available on-site. Tenants must be income eligible and be over 62 years old or be handicapped or disabled of any age. Valley View Courts
VALLEY VIEW COURTS | LOWVILLE| 79 APARTMENTS | 1 BEDROOM UNITS

This eighty-unit complex located on River Street in the Village of Lowville is now being managed by Snow Belt Housing Company, Inc. The Village of Lowville Housing Authority owns the facility and rental subsidies are provided. Tenants pay 30% of their income for rent and utilities. The units are one bedroom and include kitchen appliances, carpeting, water, sewer, off-street parking, large yard with grounds keeping, and snow removal. A laundry room, lounge and community room are available on-site. Tenants must be income eligible and be over 62 years old or be handicapped or disabled of any age. One month rental for security deposit is required. Tenant is responsible for utilities. **THERE IS NO SMOKING INSIDE THE BUILDING**

SMOKING POLICY: Smoking shall be prohibited in all enclosed areas of High Falls, Whitton Place, McNeil Park Apartments, Valley View and Steeple View Courts. This includes, but is not limited to, the Community room, all common areas, individual apartments, hallways, restrooms and any other enclosed areas. Smoking is also prohibited within 25 feet of any entrance, exit, open window, or air intake of the building. This policy applies to all residents, guests, workers, and employees. Residents who violate this policy will be subject to a lease violation and possible termination of tenancy in accordance with the provisions of the lease.
