Tenants pay their own utilities, including fuel oil.

ELM STREET is three-unit apartment building, located on Elm Street in the Village of Lowville. This apartment complex contains two 2-bedroom units and one 3-bedroom unit. Each unit includes kitchen appliances, a large yard with grounds keeping, and off-street parking.  Rent includes snow removal, water, sewer, and garbage removal. Tenants pay their own electric and natural gas heat, which was added in 2008.

PINECREST MANOR | COPENHAGEN| 4 APARTMENTS | TWO 1 BEDROOM UNITS | TWO 2 BEDROOM UNITS

PINECREST MANOR is located on Cataract Street in the Village of Copenhagen. This apartment building has four units: two 2-bedrooms and two 1-bedroom units including one ADA accessible unit. Units have carpeting, kitchen appliances, a large yard with grounds keeping, and off-street parking. Rent includes water, sewer, garbage removal, heat, and snow removal. Tenants pay  are responsible for electric.

Rental rates are based on income at initial occupancy of 60% of area median income.

CENTER STREET is a five-unit apartment building located on Center Street in Lyons Falls . There are four 1-bedroom units and one 2-bedroom unit. Apartments have kitchen appliances, oil heat and a laundry room is on site. Rent includes heat, water, sewer, garbage removal, off-street parking, snow removal, grounds keeping, and storage. Tenants pay their own electric.

Rental rates are based on income at initial occupancy, maximum of 60% of area median income. 

DOMINGO HOUSE | LOWVILLE| 2 APARTMENTS | 4 BEDROOM UNITS

DOMINGO HOUSE  is a side-by-side duplex with 4- bedrooms units located on South State Street in the Village of Lowville. Rent includes water, sewer, garbage removal, grounds keeping, and snow removal. Each unit has new kitchen appliances and off-street parking. Tenants are responsible for heat and electric costs. Improvements include new energy-efficient windows and doors, vinyl siding, insulation, new vinyl deck, and total replacement of outdated electrical and plumbing systems and fixtures, including natural gas boilers and hot water heaters, carpet, and wall treatment.

Both units are targeted to families with incomes at 50% or less of the area median income. 

MILL CREEK | LOWVILLE| 10 APARTMENTS | FIVE 2 BEDROOM UNITS | FIVE 3 BEDROOM UNITS

MILL CREEK buildings are located on Water Street in the Village of Lowville. One building has five 3-bedroom apartments and one apartment is a 3-bedroom unit which is ADA accessible and an all ground level apartment. The second building has five 2-bedroom apartments. Rent includes water, sewer, garbage removal, grounds keeping, and snow removal. Each unit has new kitchen appliances and off-street parking. Tenants are responsible for natural gas and electric costs. Improvements include new efficient windows and doors, central air conditioning, vinyl siding, insulation, complete electrical updates, new plumbing systems and fixtures, new natural gas boilers, new hot water heaters, carpet, and wall treatment. 

Both buildings are targeted to families with incomes at 50% or less of the area median income.

SMOKING POLICY: Smoking shall be prohibited in all enclosed areas of High Falls, Whitton Place, McNeil Park Apartments, Valley View and Steeple View Courts. This includes, but is not limited to, the Community room, all common areas, individual apartments, hallways, restrooms and any other enclosed areas. Smoking is also prohibited within 25 feet of any entrance, exit, open window, or air intake of the building. This policy applies to all residents, guests, workers, and employees. Residents who violate this policy will be subject to a lease violation and possible termination of tenancy in accordance with the provisions of the lease.
